Greening Homes is Toronto’s leading sustainable and multiple-award winning residential renovations firm.  Created in 2007 and operated out of our open concept studio space on Sterling Road in the Junction Triangle, Greening Homes practices a 5-pillar approach to minimising the environmental impact of our work.  In 2014, Greening Homes completed 26 renovation projects ranging from full basements with underpinning, additions, whole home renovations and energy retrofits. We serve the downtown Toronto market for a wide array of clients having budgets ranging $75,000 – $1.1 million.

Residential Renovations Estimator

We are seeking a highly motivated, inspired, progressive, experienced individual to pursue their career with us.  The successful candidate will report to our Manager of Design and Development and will primarily work out of our Sterling Road office.

Overall Responsibilities:

  • Occasional site visits – to new qualified prospects to assess needs, take general measurements, record pertinent site observations, and meet sub-trades to aid in generation of estimates and quotes;
  • Quantity takeoffs – accurately transpose spatial data from blueprints or site measurements/observations into our estimation software in an accurate and consistent manner;
  • Acquire quotes or estimates – from subcontractors/suppliers based on design drawings/scope documentation;
  • Proposal writing – with input or direction from Projects and Development Manager, edit, add or delete components using existing proposal templates for new projects;
  • Contract preparation – with input or direction from the senior management team, prepare and ensure accuracy of all pertinent scope, specification, and pricing documents in pitch for new projects;
  • Handoff – review estimate, project scope, and share obscure details, interpersonal matters of importance and other information learned in the course of estimating to the Construction Manager and on-site team to ensure seamless transition of critical information;
  • Help create, maintain, and update database of raw material and wage input costs;
  • Participate in project performance reviews to create stronger feedback loops in which to improve the company’s pricing, procedures, and policies.

Specific Skills /Experience required:

  • Extensive experience with off-site and on-site residential renovations
  • Have the ability to break down a set of plans down into all of the major construction categories
  • Possess all skills and general knowledge of typical dimensioning/sizing requirements required to perform material take-offs;
  • Possess understanding of typical residential renovation project timing, logistics of complete work on a day-to-day basis;
  • Thorough knowledge of the current Ontario Building Code as it applies to residential low-rise construction;
  • Experience in working with various sub-trades in the low-rise residential sector;
  • Thorough knowledge of residential low-rise construction best practices;
  • Proficient in use of WORD, EXCEL, and email applications.

Other Requirements:

  • Valid driver’s license with insurance (access to vehicle desirable, but not required);
  • Have good driving record to permit insurability on company vehicle;
  • Be bondable.

Highly Desirable:

  • Experience in working within a small, rapidly growing company;
  • Several years of hands-on work in the residential renovations sector, with the experience to be able to accurately estimate small- and mid-sized renovation projects (e.g. bathrooms, kitchens, basements);
  • Background in interior design, or the ability to competently work with a client to assist in design decisions and explain repercussions to a project’s budget;
  • Formal training, strong knowledge of, or experience in green building (e.g. LEED, Passive Haus, Living Building Challenge);
  • Knowledge of and experience using cloud-based construction project management software, such as BuilderTrend;
  • Open and willing to follow company’s mandate to minimising our environmental impact as much as possible (i.e. willing to take public transit or other alternative modes of transport to site meetings, where possible).
